Not much over a year ago, I was in a Jacksonville closing agents office. Everyone was scurrying around and the office was full of people there to close real estate transaction. On this same day, I witnessed a Realtor look at his cell phone ringing. He recognized the number and said to his assistant that he wasn't going to take the call "they only want to spend around $200,000, he said." Hmm? I am thinking to myself does he not know this boom won't last forever? Within the last 60 days I overheard this same Real estate agent telling someone he had listings, but no customers.

It is true to say mortgage rates are up from what they were in the past two years. However, it's not that much when you consider that home prices have dropped sharply in 2006. It is in fact a "buyers market." Sellers are now begging for buyers. I have seen the same model home in a new development go from a selling price of $499,000 to $396,000 in less than 12 months. I think now and over the next few months is a great time to buy a home. Think about the price difference while considering the interest rate. You are much better off buying now. It is a no brainer to know that you are much better off borrowing money at 6.25% for a $396,000 home, than if you bought the same home one year ago with a 5.375% loan at $499,000. It is the same house, the monthly payment is less and one key point, the guy who paid $499,000 is stuck in that house, as his equity has dropped over $100,000!

I believe that low mortgage rates were the key factor in causing home prices to escalate. I actually believe that it is now a wonderful time to purchase a home. For those of you who waited until now, lady luck has smiled upon you! When you go to look for a house now, your in the drivers seat and every price is negotiable. Not to mention, the selection of homes for sale is far greater than ever over the past 3 or 4 years. Good luck and happy house hunting!

A major aspect of your web site design is the web site navigation. If the navigation of your site is poor the user will leave the web site quickly, without taking the time to look at your content. If your web site is difficult to read, or has unappealing font size and colors and is otherwise unappealing the visitors may leave because of it, too. Consequently, a good, clean, simple and easily navigated web site is the best type of site to create.

Some people like to use side navigation bars to guide visitors through their sites, while others like to use navigation bars found at the top of the web site pages. But placement is not as important as consistency, so that whichever you use it is consistent and visitors will always know where to go to move to another page. I don't have a personal preference, and am usually guided by the look and feel that I want to project.

The most successful real estate agents and brokers realize the value of agency websites and are constantly working to improve them. Still, many have web sites that are difficult and costly to maintain. Some of the questions to ask are:

Should your agents have access only to certain parts of your administration panel, and not others? How will you manage listings? Are you using a Multiple Listing Service (MLS)?
